Groundworks
All home extensions begin with a clearance of the site to include the removal of demolition waste. We then use modern plant and machinery to excavate in bulk prior to preparing the ground for any subsequent drainage work and laying the foundations. Spoil is removed regularly to keep conditions tidy.
Importantly, all uplifted rubble and soil goes to licensed waste transfer centres in our local area where it undergoes screening, processing and recycling.
Drainage and Foundations
Connections are made between the extension and the mains sewer to allow for efficient surface water run-off and foul drainage prior to us laying footings or foundations. LL Brickwork Ltd builds most home extensions using trench-fill foundations with 600mm widths but can also lay traditional strip foundations.
On properties built within the last 30 to 40 years, it is usually possible to lay new foundations which replicate those used during the original development.
Construction
With the foundations in place and all work completed up to the damp proof course, our builders and bricklayers construct the shells of home extensions to specification using modern techniques and materials. At this stage, we also add the roof and use carpenters and joiners to fit internal timber framework.

1st-Fix and 2nd-Fix Stages
The 1st-fix phase of an extension sees the electrical wiring and pipework fitted into the walls or the flooring, which are then covered to hide them from open view. The 2nd-fix phase focuses on connecting electric cables to light switches and plug points, then connecting the pipework in kitchens and bathrooms.
During these critical stages, we only use qualified electricians and Gas Safe registered plumbers and heating engineers to complete the required work.
Carpentry and Joinery
With the construction of a home extension nearing completion, LL Brickwork Ltd uses carpenters and joiners to fit the important timber décor that starts to make the build feel more like a home. This phase includes the installation of the door and window frames, architraves, skirting boards and worktops.
Anything you have requested us to include in the specification will be added to the extension at this point so that it is then ready to paint and decorate.
Painting and Decorating
Because we plaster home extensions between the 1st-fix and 2nd-fix stages, it doesn’t take too long for us to bring the cosmetic work up to standard. We can offer a full painting and decorating service to leave ceilings, walls and floors in a perfect condition so that the extension is immediately ready to use.
Prior to signing off the job, we consult with building control officers, deal with any snags, gain the required certification and hand the keys to the client.
